HOW DOES LANDMARK PLC DIFFER TO OTHER SERVICED OFFICES?

Landmark Plc is considered a high end 'boutique' provider that places the client first and ensures that a professionally trained and incentivised team delivers a service that is second to none. In strategically important areas such as IT, Landmark Plc has a team of fully qualified personnel offering an exhaustive range of IT solutions and products.

Client Liaison Officers in each centre ensure that the day to day client needs are met whilst administering Landmarks' client corporate services.

Three of Landmark Plc's centres are all Grade II listed buildings, sensitively re-furbished to high standards and providing a unique blend of classical and 21st Century interiors. The Company's art collection and policy of supporting and encouraging established and emerging artists provides visually stimulating and beautiful artworks throughout the centres.

Total Occupancy Cost Surveys (TOCS's) carried out by Reading University and The Chartered Institute of Purchase and Supply indicate that, serviced offices are a more cost effective solution than conventional leased offices.

WHERE ARE YOUR OFFICES LOCATED?

Our centres are located in City locations within the prime EC3 and EC2 postcodes and also the West End, W1.

110 Bishopsgate (EC2), 110 Bishopsgate is superbly positioned between Houndsditch and Camomile Street, diagonally from Liverpool Street Station. This imposing world class building is very hard to miss with its imposing and stunning design and impressive triple height arcade entrance.

Lombard Street (EC3) centre is located by exit 7 of Bank Tube station in the heart of the City. A prestigious dedicated centre reception welcomes clients to this grade II classical City building offering a range of glass fronted contemporary suites. There is a wealth of high quality shopping, bars and restaurants all within walking distance.

Holland House (EC3)is located opposite the Gherkin Piazza close to Bank, Liverpool and Aldgate tube stations. This architecturally important Grade II listed building has been professionally restored to provide stunning common areas as well as dedicated client reception and high grade glass fronted modern offices.

Old Broad Street (EC2) centre is located in the hub of the City and superbly located being just 2 minutes walk from Bank Tube and 5 minute walk from the stations at Liverpool Street, Monument, Cannon Street, Mansion House and Moorgate.

48 Dover Street (W1) centre is located in the heart of Mayfair, opposite the "Ritz" - ideally located with less than a minute walk to Green Park Tube Station, Piccadilly Tube Station is also in walking distance.

DO I NEED ANY OFFICE FURNITURE/EQUIPMENT?

Our offices come fully furnished. Stylish workstations including desks, fully adjustable operator chairs, choice of digital or analogue telephone handsets, lockable pedestals and a range of storage solutions.

WHEN CAN I MOVE IN?

The majority of office suites can be made ready for occupation and fully networked almost immediately although if there are layouts and alterations specified this will take longer. However our team of fit out contractors work 24\7 and a rapid turnaround is guaranteed. Completion of a one page License agreement and a deposit of 2 months License Fee are all the formalities required. Our I.T. team are on hand to issue telephone numbers and IP addresses.

WHAT ADVANTAGES ARE THERE TO TAKING A SERVICED OFFICE AS OPPOSED TO A CONVENTIONAL LEASE?

Serviced offices are more cost effective for a short to medium term solution. Pricing depends on the configuration of your office, location of the building, length of the License Agreement, and the start date. We provide the IT and telecoms infrastructure which virtually eliminates the initial set up costs.

For conventional space the move in process is far lengthier, the start-up costs are considerable and you do not have the flexibility that a short term agreement provides. In addition, the costs associated with managing a conventional office are often overlooked.

We provide a dedicated on site team who concentrate on the day to day running of the centre whilst you concentrate on running your business.

HOW ARE LICENCE FEES CALCULATED?

In common with most serviced office providers, Landmark Plc charges for the office space on a per desk (or workstation) per month basis. Workstations typically occupy 50 - 85 sq ft depending on the shape of the office, number of storage cupboards etc.

Certain companies such as telesales require higher densities. Others such as professional advisers who require a degree of privacy prefer much lower densities. Landmark Plc provides flexible solutions and can accommodate very low and very high densities.

Clients are offered layout solutions tailored to individual company needs. Internal executive offices and meeting rooms can be installed. Depending on the Licence term, a contribution may be required or, as is often the case, basic fit outs are free of charge.

WHAT WOULD I EXPECT TO PAY?

Serviced Office providers rate their centres by a simple star system which offers a basic guide to location and quality of centre (but rarely quality of service). Landmark Plc take pride in offering a high level support service to their clients.

Three star Rating – Economy *** Generally in off pitch locations and a budget option, these centres offer basic furnishings, however reception and boardroom areas can be lacking and IT services are invariably outsourced and can be expensive. Expect to pay £350 to £450 per workstation per calendar month exclusive of Vat

Four Star rating – Standard **** These centres offer a generally good level of furnishings and services but may be located in buildings that are not considered prestigious. IT infrastructure should be of a level to accommodate most SME's however larger corporates may encounter technical and security issues. Expect to pay £450 to £750 per workstation per calendar month.

Five Star Rating – Premium ***** The best located, these centres will generally offer the highest quality standards of interior fit out and levels of client support. Expect to pay £650 to £1200 per workstation per calendar month.
